| Descripción : | The next document contains the business plan for the housing development named “Vitra”, located in República del Salvador and Portugal, in Quito, Ecuador. “Vitra” will have 52 apartments and 27 offices. From 57,45 m2 to 120 m2 in a 1091 m2 field and is projected to be executed in 20 months. The price goes from $1.023 to $1.435 (include parking and cellar) depending from the floor. The average price is $1.350/m2. It was analyzed projecting the total cost and a required profit margin. We have the next summary of costs and sales: Total Sales: $ 8´667.000 Total Cost: $ 5´542.000 Profit Margin $ 2´088.000 The financials indicators were determined with flows established in the sales timescale and a minimum required accounting. They prove that the investment is profitable with an NPV of about $ 351.000 and an ANUAL IRR of 31%. |
