| Resumen : | El presente documento contiene el Plan de Negocios del Proyecto Inmobiliario Senna, el mismo que se encuentra ubicado en la ciudad de Loja, en el sector nor-occidente de la ciudad, sobre las calles Maximiliano Rodríguez y Nicolás García. El proyecto está dirigido a un sector de nivel socioeconómico medio típico, ofreciendo a sus clientes la posibilidad de vivir en un edificio funcional y moderno, con ocho unidades de vivienda. Este documento se fundamenta en el análisis de viabilidad técnico y financiero del proyecto, es decir, estudiaremos el entorno macroeconómico por el cual está atravesando nuestro país; la localización donde se desarrolla el proyecto, y las fuerzas de oferta y demanda a las cuales va a estar sometido el proyecto durante su construcción. Por otra parte indicaremos los parámetros del análisis arquitectónico y la incidencia de sus costos; se planteará el desarrollo de la estrategia comercial, fijaremos el precio de cada vivienda, y se concluirá en un análisis financiero, el que nos permitirá encontrar nuestras fortalezas y amenazas para la ejecución del mismo. |
| Descripción : | The present document contains the Business Plan of the Real Estate Project Senna, which is located in the City of Loja, in the northwestern sector of the city, on the streets Maximiliano Rodriguez and Nicolás García. The project is addressed to a sector of typical middle socioeconomic status, offering customers the chance to live in a functional and modern building with eight housing units. This document is based on the technical and financial analysis of the project; the macroeconomic environment which our country is facing nowadays, the location where the project is developed, and the forces of supply and demand that influence the project during construction will be studied. Moreover, the parameters of the architectural analysis and the incidence of its costs will be indicated; additionally, the development of the business strategy will be proposed, the price of each housing unit will be set, and finally, a financial analysis will be presented allowing us to find the strengths and threats for the execution of the project. |
